PROJECT MANAGER

The Project Manager is responsible for all construction activities within their assigned projects, including the scheduling and supervision of all subcontractors and the inspection and acceptance of work performed in each phase of the construction process. This position requires a great amount of self-initiative, customer relations, and the ability to thrive in a fast paced environment while at the same time producing multiple projects on-time and on-budget.

Essential Job Functions:

  • -Obtain necessary permits to commence demolition, site work, construction or other phases requiring approvals.
  • -Build all projects in accordance to approved construction documents and specifications and that changes are communicated, red-lined, and otherwise documented throughout the construction process.
  • -Represent the company at all applicable inspections in order to gain necessary approvals for work performed.
  • -Maintains liaison with utility companies relative to the inspections and installation of gas, electric, water, sewer, and all applicable meters.
  • -Responsible for ensuring that all Federal, State, and Local safety and erosion control requirements are met and followed.
  • -Review and verify that bids, budgets and any other project related documents are accurate and include all necessary components necessary to complete all phases as specified on-time and within budget.
  • -Orders, calculates, and schedules all necessary material and supplies as needed while returning and limiting the waste of any excess material not utilized.
  • -Provide necessary updates to Clients, or Clients representatives on both BuilderTrend and in person to ensure clear communication of progress.
  • -Be present for all scheduled walk-throughs, site meetings, or otherwise requested by homeowners or agents.
  • -Update all applicable Project Schedules for use of both internal and external parties so that information can be disseminated during all applicable meetings.
  • -Inspect every house, every room, every day verifying quality work is being performed, all scheduled tasks are being performed, and security of homes is in place.
  • -Comprehend in its entirety the contract agreement executed by our subcontractors and vendors ensuring their compliance and accountability during work performed.
  • -Assures that projects have an orderly and clean appearance, homes are clear of excessive debris, dumpsters are maintained for disposal, and unused material is stored appropriately.
  • -Execute and approve all applicable invoices, back charges, incident reports, etc..in addition to providing required pictures and videos.

General Job Functions:

  • -Stay up to date with codes pertaining to new construction to prevent fines and interruptions by complying with, and enforcing codes.
  • -Update job knowledge by tracking and understanding emerging construction practices and standards; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
  • -Continually research local subcontractor pool in an effort to increase and improve the current sub bench.
